Renter FAQ
What is Renter30?
Renter30 is a reverse rental marketplace. Instead of scrolling through hundreds of listings hoping a landlord notices your application, you create a profile that describes who you are as a renter — and landlords come to you. It's free, simple, and designed with your privacy in mind.
How do I create a profile?
Click 'Create Profile' from the homepage and fill out a short form. You'll add your name or alias, a bio about yourself, your desired zip code and search radius, move-in date, bedrooms needed, and pet info. After submitting, we'll send you an email with a link to verify your address. Once you click that link, your profile goes live and landlords in your area can find you.
What should I include in my profile?
Fill out as much or as little as you're comfortable with. A move-in date, bedroom count, and target area are the basics. A short bio helps landlords get a sense of who you are.
Why isn't there a budget field on my profile?
We left budget off your profile on purpose — and it's one of the things that makes Renter30 work better for you. A single number like "$1,000 to $1,200" doesn't actually say much. Does it include heat? Hot water? Electric, parking, laundry, cable? The same rent is a great deal or a bad one depending on what's bundled in, and it means something different in every market. A budget number tends to mislead more than it helps.
More importantly, we didn't want a figure taken out of context to become a filter that screens you out before a landlord has even read your story. Renter30 is built to make the human connection first — then money gets sorted in conversation, where all those real variables can actually be discussed. If a place fits, a landlord reaches out and you talk through the details together. If the numbers don't work for either side, no harm done — but at least the connection was made on the right terms.
If budget matters to you, you're always welcome to mention a general range in your bio.
How do landlords contact me?
When a landlord finds your profile and wants to reach out, they send you a message through our platform. You'll receive an email with their contact details. Your personal email address is never shared by Renter30 — if you choose to respond, you can reply by email, phone, or text directly from their contact information.
Is my personal information safe?
Yes. Your email address is kept completely private — it is never displayed publicly or shared with landlords. We collect only what's necessary to operate the platform securely. After 30 days, your entire profile — including all associated data — is automatically and permanently deleted from our system.
How long does my profile stay active?
Profiles are active for 30 days from the date you create them. This keeps the platform fresh and ensures landlords are only seeing renters who are actively looking. If you're still searching after 30 days, simply renew or post a new profile.
What if I want to edit or remove my profile early?
When you verify your email, we also send you a private edit link. That link is yours — bookmark it. You can use it anytime to update your profile details or delete your profile entirely. No account or password needed.
Does it cost anything to post a profile?
No. Creating and posting a renter profile on Renter30 is completely free. There are no hidden fees, no subscriptions, and no premium tiers for renters.
Can I post anonymously?
Yes. You can use a first name only, a nickname, or any alias you're comfortable with — there's no requirement to use your full legal name. Your email address is never displayed publicly. Use whatever level of detail feels right for you.
What happens when a landlord contacts me?
You'll receive an email notification with the landlord's name, contact details, and their message. From there it's entirely up to you — you can reply directly by email, reach out by phone, or simply not respond. You're never obligated to reply to anyone. If you receive a message that feels inappropriate or suspicious, you can report the landlord directly from the notification email and we'll review it.
What if I don't receive my verification email?
First, check your spam or junk folder — verification emails occasionally end up there. If it's not there after a few minutes, contact us at [email protected] and we'll get it sorted out for you quickly.
Common Scams Against Renters
Bait and Switch Scam
A scammer advertises a desirable property at an attractive price. When you try to view it or sign a lease, they claim it's no longer available and push you toward a 'similar' property at a higher price. Always verify the exact address of the property you're interested in and never agree to be redirected to a different unit without starting the process over.
Fake Landlord / Identity Theft Scam
Scammers copy photos, credentials, and property details from legitimate listings to pose as real landlords. They collect deposits from multiple fake 'applicants' and then disappear. Before sending any money or personal information, independently verify who owns the property by searching county property records or calling the listed property management company directly.
Fake Deposit / Wire Transfer Scam
A fraudulent landlord collects a security deposit and first month's rent via wire transfer or cryptocurrency, then vanishes — leaving you with a fake lease and no property. Never wire money or send crypto to someone you haven't verified in person. Always use traceable payment methods.
Upfront Screening Fee Scam
Scammers charge high 'application' or 'screening' fees before you can even view the property, and then disappear after collecting payment. Legitimate landlords either cover screening costs themselves or use established third-party services. Be very cautious about paying any fee directly to an individual before seeing a property.
Fake Property Access Scam
A scammer poses as a landlord and provides access codes or keys to a property for viewing. After you agree to rent it and send payment, you discover the property belongs to someone else or is still occupied. Always verify the landlord's identity and legal ownership before accepting any property access.
Pet Fee Inflation Scam
A landlord advertises one thing and then surprises you with excessive or unusual pet fees after you've already committed to the property. Always get pet policies and all associated fees in writing before signing anything, and compare them against local norms to catch outliers.
Identity Information Misuse
Fraudulent landlords request sensitive personal information — SSN, driver's license, bank account details — under the guise of a background check, then use it for identity theft. Never share sensitive information with an unverified individual. Background checks should always go through established, reputable third-party companies.
Common Scams Against Landlords
Fake Renter Application Scam
Scammers submit applications using stolen identities and fabricated financial documents. Their goal is to move in quickly and occupy the property without paying rent — or cause damage before disappearing. Always verify employment and income independently, and run background checks through a licensed, reputable screening service.
Bad Check / Bounced Payment Scam
A renter pays with a check that clears initially but bounces weeks later, or uses a stolen payment method. By the time the fraud is discovered, they've been living in your property for free. Always wait for payments to fully clear — not just appear available — before transferring keys or allowing occupancy.
Overpayment Wire Transfer Scam
A prospective renter sends a wire transfer that exceeds the amount owed and asks you to wire back the difference. The original transfer is later reversed or found to be fraudulent — but your wire out is gone for good. Never accept overpayments and never wire money back to a tenant under any circumstances.
Cryptocurrency Payment Scam
A renter insists on paying rent in cryptocurrency, claiming it's faster or more secure. Crypto transactions are irreversible — if a dispute arises or the original funds were stolen, you have no recourse. Stick to traditional, traceable payment methods for rent collection.
Squatter Fraud
A scammer moves into a property without a valid lease or by forging one, then claims tenant rights after establishing occupancy. Removing them can become a lengthy and expensive legal process. Always use a proper written lease, verify tenant identity with a government-issued ID before handing over keys, and never allow occupancy without signed documentation.
Damage and Abandonment Scam
A tenant — often using a fake identity — intentionally damages the property and abandons it, leaving you with costly repairs and unpaid rent. Thorough screening is your best defense. Document all move-in conditions with timestamped photos and ensure your lease clearly outlines tenant liability.
Property Listing Identity Theft
Scammers steal your property photos and listing details, repost them with their own contact info, and collect fake 'deposits' from unsuspecting renters — damaging your reputation and exposing you to potential liability. Monitor where your listings appear online and report fraudulent copies immediately to the platform and local authorities.
For Realtors & Property Managers
How can Renter30 help me and my clients?
Renter30 gives you a head start on filling vacancies before they even hit the market. Instead of waiting for applications to trickle in after posting a listing, you can proactively browse renter profiles in your target zip codes and reach out only to people who are already a strong fit. It's a faster, more targeted way to match properties with qualified tenants.
What makes Renter30 different from traditional listing sites?
Most rental sites put landlords on defense — post a listing, wait, and sort through whatever comes in. Renter30 flips that. Search by zip code, browse detailed renter profiles, and reach out only to people who feel like a good fit. No posting fees, no inbound spam, no waiting game. Better for landlords — and a more respectful experience for renters too.
How does this benefit my landlord and owner clients?
Fewer days vacant means less revenue lost and a happier client. When a unit is coming up for turnover, you can jump on Renter30 before the listing even goes live and potentially have a qualified tenant lined up before the previous one moves out. It's an easy, free value-add you can offer every owner you work with.
Why isn't there a budget field on renter profiles?
There's no budget field on purpose — and it's one of the things that makes Renter30 work better. A single number like "$1,000 to $1,200" doesn't actually tell you much. Does it include heat? Hot water? Electric, parking, laundry, cable? The same rent is a great deal or a bad one depending on what's bundled in, and it means something different in every market. A budget number tends to mislead more than it helps.
More importantly, we didn't want a figure to become a filter that gets in the way of a good match. When you're representing a renter client, you want landlords to see the full picture first — who they are, their timeline, and what they're looking for. Renter30 is built to make the human connection first, then let money get sorted in conversation, where all those real variables can actually be discussed. If a landlord has a property that fits, they reach out and the price conversation happens naturally from there. If it doesn't work out financially, no harm done.
If budget is relevant for a client you're representing, you're always welcome to include a general range in the bio section of their profile.
Can I post profiles on behalf of my renter clients?
Absolutely — and it's a smart way to work. If you're representing renters who are actively searching, post a profile on their behalf through Renter30. Use your real estate company's name and contact information in the name field so landlords know exactly who to reach. Then use the bio section to professionally describe what your client is looking for. This keeps your client's personal details private while actively marketing them to landlords in the area. It's a simple, professional tool that can help you close placements faster.
Is there a cost to use Renter30?
No. Searching renter profiles and sending messages is completely free. No account needed, no subscription, no catch. You can search as many zip codes as you have properties — unlimited, any time.
Do I need to create an account?
No. There are no accounts or logins for landlords or property managers. Just enter a zip code and start browsing. We keep it simple by design.
Landlord FAQ
What is Renter30 for landlords?
Renter30 flips the traditional rental process. Instead of posting a vacancy and sorting through whoever applies, you search for renters by zip code and browse detailed profiles of people who are actively looking for housing in your area. You only reach out to the ones you're genuinely interested in — no wasted time, no spam applications.
How do I find a renter without posting a listing?
Renter30 lets you find qualified tenants without posting a single listing. Instead of waiting for applications to come in, renters who are actively searching for an apartment post their own profiles directly on the platform. As a landlord, you simply search by zip code and browse renters already looking for housing in your area. Filter by bedrooms, pets, and move-in date to narrow it down fast. It is the most direct way to find a renter who already matches what you are looking for — no listing fees, no application sorting, no waiting. Whether you are looking to fill a vacancy quickly or want to find tenants before a unit even hits the market, Renter30 gives you a head start. Search is completely free, no account needed.
How do I search for renters?
Just enter a zip code on the homepage. You'll see a list of active renter profiles in that area, sorted by distance. Each card shows the renter's name, a snippet of their bio, their move-in date, bedrooms needed, and pet info. Click any card to see their full profile and send them a message.
What information is on a renter's profile?
Each profile includes the renter's name or alias, a personal bio, their target zip code and search radius, desired move-in date, number of bedrooms needed, and pet details. There's no separate budget field — more on why below — though some renters mention a general range in their bio. It gives you a solid picture of who they are before you ever reach out.
More importantly, we didn't want a figure to become a filter that quietly screens out good matches before anyone's said hello. We don't want you passing on a renter who'd have been perfect once you talked it through. Renter30 is built to make the human connection first — then money gets sorted in conversation, where all those real variables can actually be discussed. You can simply reach out and say "I have a 2 bedroom in Greenfield for $1,900 a month including heat — let me know if that works for you." That gets both sides to the right answer faster than a form field ever could.
How do I contact a renter?
Open any renter's profile and click the 'Send Message' button. Type your message — introduce yourself, describe your property, ask any questions — and submit. The renter will receive an anonymous email notification letting them know a landlord has reached out. You don't see their email, and they don't see yours unless they choose to share it in a reply.
Does it cost anything to search or message renters?
No. Searching and messaging renters is completely free. No account, no subscription, no credit card. Just enter a zip code and start browsing.
Do I need to create an account?
No. There are no accounts, logins, or passwords for landlords. You browse and message renters anonymously. We keep it simple by design.
How do I know the renter profiles are real?
Every renter must verify their email address before their profile goes live. This ensures there's a real person behind each profile. Profiles also automatically expire after 30 days, so you're always looking at current, active renters — not stale listings. As always, trust your instincts and do your due diligence — scammers exist on every platform and Renter30 is no exception.
Can I search multiple zip codes for different properties?
Yes. You can run as many searches as you like across as many zip codes as you need. There's no limit — just enter a new zip code and browse.
