Privacy Policy and Terms of Service for Renter30 LLC
1. Introduction
Renter30 LLC ("we," "us," or "our") operates the website located at renter30.com (the "Platform"). This Privacy Policy explains how we collect, use, store, protect, and handle information when you use our Platform, whether as a renter posting a profile or a landlord browsing profiles.
By using Renter30 LLC, you agree to the terms of this Privacy Policy. If you do not agree, please do not use the Platform. Your continued use of the Platform after any updates to this policy constitutes your acceptance of those changes.
2. Who This Policy Applies To
This policy applies to all visitors and users of renter30.com, including:
- Renters who create and post profiles on the Platform
- Landlords, property managers, and realtors who browse profiles and send messages through the Platform
- Any visitor who accesses the Platform for any purpose
3. Information We Collect
Information you provide directly:
When a renter creates a profile, they voluntarily submit the following information: a name or alias, a personal bio, a target zip code and search radius, a desired move-in date, number of bedrooms needed, pet information, and an email address. Renters understand and agree that all information entered into their profile — with the exception of their email address — may be visible to landlords and other users browsing the Platform. Renters may optionally upload a profile photo. Uploaded photos are stored on our servers and are publicly visible to anyone browsing the Platform.
Information we collect automatically:
When you visit or use the Platform, we may automatically collect your IP address, browser type, operating system, referring URLs, pages visited, and timestamps of activity. This information is collected for security, fraud prevention, abuse detection, and platform improvement purposes. We track the number of times a renter profile is viewed and make this count visible to the renter via their private edit link. This data is used solely to help renters understand how their profile is performing. We log landlord search activity including zip codes searched and timestamps. This data is used for platform analytics and to show renters how much landlord search activity exists in their area. It is never shared with third parties.
Information you provide when signing up for landlord alerts:
When a landlord signs up for email alerts, we collect their email address, preferred zip codes, and pet preference setting. This information is stored in our database and used solely to send daily alert emails when new matching renter profiles are posted. We do not sell, share, or use this information for any other purpose.
Information we do not collect:
We do not collect Social Security numbers, financial information, credit card numbers, bank account details, government-issued ID numbers, or any other sensitive personal or financial data. We do not require identity verification beyond email confirmation.
4. How We Use Your Information
We use the information we collect for the following purposes:
- To operate and maintain the Platform
- To verify renter email addresses and activate profiles
- To send profile edit links and notification emails to renters when they receive messages
- To route anonymous messages between landlords and renters without exposing either party's email address
- To send daily email alerts to landlords who have opted in to be notified when new renter profiles matching their zip codes and preferences are posted. Alert emails are only sent on days when matching profiles exist. We do not send marketing emails, promotional emails, or any other unsolicited communications beyond the alerts the landlord specifically signed up for.
- To receive and process reports of inappropriate landlord behavior submitted by renters. Reported landlord email addresses and flag details are logged in our database. Landlords who receive five or more reports may be automatically blocked from sending further messages through the Platform.
- To detect and prevent fraud, spam, abuse, and violations of our Terms of Use
- To monitor Platform security and performance
- To comply with applicable laws and legal obligations
We do not use your information for targeted advertising, and we do not build advertising profiles based on your activity.
5. How Your Information Is Shared
Renter profile information:
Information entered into a renter's public profile — including name or alias, bio, zip code, move-in date, bedrooms needed, and pet information — is visible to any landlord or visitor who searches and browses the Platform. By submitting a profile, renters acknowledge and consent to this visibility.
Email addresses:
Renter email addresses are never displayed publicly, never shared with landlords, and never sold or traded to third parties. Email addresses are used solely for the purposes described in Section 4.
Landlord information:
Landlords and property managers who browse the Platform and send messages do so without creating an account. When a landlord sends a message through the Platform, their name, email address, phone number if provided, and property details are collected and included in the email notification sent to the renter. Verified landlord email addresses are retained indefinitely for the sole purpose of preventing repeat verification friction. Landlords may request deletion at any time by contacting [email protected]. The content of messages sent through the Platform is not stored in our database and is delivered directly to the renter's email address. However, we do log message metadata — including the sender's name, email address, the profile ID of the recipient, and the timestamp — for fraud prevention, abuse monitoring, and platform security purposes. This metadata is accessible only to Renter30 LLC administrators and is never shared with third parties.
Third-party service providers:
We work with trusted third-party service providers to operate the Platform, including Supabase for database storage and backend infrastructure, Postmark for transactional email delivery, and Vercel for website hosting. These providers may have access to certain data only to the extent necessary to perform their services on our behalf. They are contractually obligated to protect your data and may not use it for any other purpose.
Legal requirements:
We may disclose your information if required to do so by law, court order, subpoena, or other legal process, or if we believe in good faith that disclosure is necessary to protect the rights, property, or safety of Renter30 LLC, its users, or the public.
We do not sell your data. Renter30 LLC does not sell, rent, trade, or otherwise transfer your personal information to third parties for commercial or marketing purposes, ever.
6. Data Retention and Automatic Deletion
Renter profiles are automatically and permanently deleted 30 days after the date of creation. This deletion includes the renter's name, bio, zip code, move-in date, bedrooms needed, pet information, and email address. After deletion, this data is not recoverable.
Renters may also delete their own profile at any time before the 30-day expiration using the private edit link sent to their email address at the time of profile creation. Renters may renew their profile at any time before or after expiration using their private edit link, extending their profile's active period by an additional 30 days.
Messages sent through the Platform are not stored in our database. They are delivered directly to the renter's email and no copy is retained by Renter30 LLC.
IP address logs, search logs, and message metadata logs are automatically deleted after 30 days. Landlord alert subscriptions are retained until the landlord unsubscribes or requests deletion.
If you wish to request deletion of any remaining data associated with your use of the Platform, you may contact us at [email protected]. We will process deletion requests within 30 days and confirm when your data has been permanently removed.
7. Data Security
We take reasonable and industry-standard measures to protect the information stored on our Platform. These measures include:
- Encrypted data storage through Supabase
- Secure HTTPS connections across the Platform
- Restricted access to production databases
- Email verification requirements before renter profiles go live
- IP address logging for abuse detection and security monitoring
However, no method of transmission over the internet or method of electronic storage is 100% secure. While we strive to protect your information using commercially acceptable means, we cannot guarantee absolute security. By using the Platform, you acknowledge and accept this inherent risk.
Renter30 LLC is not responsible for any breach of security or unauthorized access to your data that results from circumstances beyond our reasonable control, including but not limited to hacking, cyberattacks, or user error such as sharing your private edit link with others.
8. User Responsibilities and Assumption of Risk
Renters are solely responsible for the accuracy and appropriateness of the information they include in their profiles. By posting a profile, renters represent that the information they provide is truthful, not misleading, and does not violate the rights of any third party.
Renters acknowledge that their profile information — other than their email address — will be publicly visible on the Platform and accept all risks associated with that visibility. Renter30 LLC strongly advises users not to include sensitive personal information such as phone numbers, home addresses, financial details, or government ID numbers anywhere in their profile bio or other profile fields.
Renter30 LLC is not responsible for how landlords or other users may use publicly visible profile information. We are not liable for any consequences arising from a renter's decision to include personal information in their profile.
9. Children's Privacy
Renter30 LLC is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from minors. If we become aware that a minor has submitted information to our Platform, we will take steps to delete that information promptly. 10. Fair Housing Act Compliance
Renter30 LLC is committed to Equal Housing Opportunity. We prohibit discrimination based on race, color, religion, sex, handicap, familial status, national origin, or any other characteristic protected by applicable federal, state, or local law.
All users of the Platform — including landlords, property managers, and realtors — are required to comply with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and all applicable state and local fair housing laws. Any use of the Platform in a manner that facilitates unlawful discrimination is strictly prohibited and may result in permanent removal from the Platform.
Renter30 LLC does not control the content of messages sent between landlords and renters. Users who engage in discriminatory communication or behavior through the Platform do so in violation of our Terms of Use and applicable law, and bear sole legal responsibility for such conduct.
11. Limitation of Liability
To the fullest extent permitted by applicable law, Renter30 LLC, its owners, operators, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Platform, including but not limited to damages for loss of data, loss of profits, personal injury, property damage, or any harm resulting from interactions between renters and landlords facilitated through the Platform.
Renter30 LLC is a neutral platform that connects renters and landlords. We do not verify the identity of landlords, do not screen or background-check any users, do not participate in rental transactions, and do not guarantee the accuracy of any profile or message content. Users interact with one another entirely at their own risk.
Our total liability to you for any claim arising from your use of the Platform shall not exceed the amount you paid to use the Platform, if any, in the twelve months preceding the claim.
12. Third-Party Links and Services
The Platform may contain links to third-party websites or services. These links are provided for convenience only. Renter30 LLC has no control over the content or privacy practices of third-party sites and accepts no responsibility or liability for them. We encourage you to review the privacy policies of any third-party sites you visit.
13. Changes to This Privacy Policy
We reserve the right to update or modify this Privacy Policy at any time. When we do, we will update the "Last Updated" date at the top of this page. We encourage you to review this policy periodically. Your continued use of the Platform after any changes constitutes your acceptance of the updated policy. If we make material changes, we will make reasonable efforts to notify users, which may include posting a notice on the Platform.
14. Governing Law and Dispute Resolution
This Privacy Policy and any disputes arising from it shall be governed by and construed in accordance with the laws of the Commonwealth of Massachusetts, without regard to its conflict of law provisions. Any legal action or proceeding arising under this Privacy Policy shall be brought exclusively in the state or federal courts located in Massachusetts, and you hereby consent to the personal jurisdiction and venue of such courts.
